Abriter provides prompt, customized service for clients who need to file eviction actions.
For nonpayment cases, you send us the lease, ledger, and pre-filing notice, and we do the rest of the work. For breach cases, you provide information about the lease violations and lease, and then we take it from there. Abriter drafts the complaint, files it with the court, and coordinates service on the renter. Our lawyers go to the hearing for you; our paralegals coordinate the sheriff moveout.

Fair Housing Complaints
With years of experience defending fair housing claims – and a high success rate – we can help you navigate what can be difficult cases that take an emotional toll on your employees.
We have represented clients in HUD complaints around the country, in complaints before the Minnesota Department of Human Rights and similar agencies in other states, and in complaints brought by cities in Minnesota and elsewhere. We also represent clients in fair housing lawsuits filed in state and federal courts.

VAWA Compliance
Abriter attorneys regularly assist clients with Violence Against Women Act compliance questions. We help clients who receive VAWA certification forms from applicants and renters and VAWA emergency transfer requests from renters. We are also well-versed with Minnesota’s statute allowing victims of violence to terminate their leases. Compliance with Federal, State, and Local Law
We help subsidized housing providers comply with complex federal laws. We assist clients with Minnesota state-law questions, including under Minn. Stat. § 504B (the landlord-tenant statute) and under the state’s human rights act.
Look to us for assistance in interpreting and implementing Minnesota’s new cannabis legalization (August 1, 2023 effective date) and Minnesota’s substantial changes to landlord-tenant law (January 1, 2024 effective date).
